Move-Out Cleaning Checklist: Get Your Full Deposit Back

Moving is stressful enough without losing part of your security deposit to a failed final inspection. This is the checklist Seattle-area landlords and property managers actually use — plus the spots renters miss most often.

What landlords actually inspect

Property managers don't walk in with fresh eyes — they walk in with a checklist and photos from your move-in date. The standard they expect is "ready for the next tenant," which is closer to a professional deep clean than a weekend tidy-up.

Kitchen: the deposit killer

  1. Inside the oven — baked-on grease is the single most common deduction.
  2. Inside the fridge and freezer — defrosted, wiped, and left open to air.
  3. Behind appliances — pull the stove and fridge out; crumbs and grease build up on the floor and walls.
  4. Cabinets and drawers — empty, wiped inside and out, handles degreased.
  5. Sink and faucet — descaled and polished.

Bathrooms: where grime hides

Scrub grout lines, descale the showerhead, polish mirrors and chrome, and wipe down the exhaust fan grill. If there's visible mold on caulk, address it — inspectors photograph it every time.

The commonly missed spots

  • Baseboards and door frames
  • Window tracks and interior glass
  • Light fixtures and ceiling fan blades
  • Closet shelving
  • Wall scuffs (a magic eraser handles most)

When to book professionals instead

If you're juggling boxes, utilities and a new address, a professional move in / out cleaning pays for itself — it's typically far cheaper than the deduction a failed inspection brings. Our teams clean to inspection standard: appliances inside and out, baseboards, windows, and every spot on this list.
